Twenty-five contracts were signed last week in Manhattan at $4 million and above,
15 fewer than the previous week. That’s a decline of 37.5%, which begs the question: Was the previous week’s 40 contracts an anomaly, a one-week wonder?
Only time will tell.
Condos outsold co-ops, 14-4, and 7 townhouses were in the mix. Stat Geek Alert: Speaking of townhouses, it was the largest number of townhouses sold since the week of June 26, 2023, when 7 houses were also inked.
The No. 1 contract was a townhouse at 109 Waverly Place, asking $19,950,000, reduced from $24,950,000 when it was listed in August 2022. The 25-foot-wide, 4-story house has 8,300 square feet including 7 bedrooms, 6 bathrooms, 2 powder rooms, and an elevator. The basement has a lap pool, gym, sauna, and wine cellar.
