Twenty contracts were signed last week in Manhattan at $4 million and above, 2 fewer than the previous week. Condos outsold co-ops, 15-3, with 2 townhouses in the mix.

Stat Geek Alert: In the last 2 weeks, 10 penthouses have gone to contract representing 24% of the luxury contracts signed. The average penthouse was asking $10,667,500 and spent 367 days on the market with prices being reduced by an average 15%. The penthouse contracts were divided equally between co-ops and condos.

The No. 1 contract was a townhouse at 83 Horatio Street, asking $22,950,000; it was listed at the end of March. This 5-story, 23-foot-wide brick house has 6,220 square feet including 5 bedrooms, 5 bathrooms, 2 powder rooms, and 4 fireplaces.
